Protect Your Roof: The Importance of Routine Inspections

Protect Your Roof: The Importance of Routine Inspections

Your roof is one of the most important components of your property. It is the first line of defense against the elements, such as rain, wind, and hail, yet it is often taken for granted until it falls into disrepair.

Here in Florida, we certainly get our share of the elements! Florida receives an average of 50 inches of rain per year and in some areas, sees over 145 days of rain per year! We have hurricane season, tropical storms, tornados, heavy wind, and even the occasional hail storm to contend with. That’s a lot of Mother Nature battering down on your roof.

When Do You Need a Roof Inspection?

A properly ventilated roof can usually last 20 years or more. However, when we factor in heavy rain, wind, storms and hurricanes, your roof may not be so lucky. It’s important to get routine roof inspections to ensure your property is safe and sound and also keep up with new building codes. The Florida Building Code (FBC) is a set of standards for buildings that are put forth by the state. Many regulations and guidelines distributed are important benchmarks regarding hurricane protection. The last FBC publication was released in July, 2017.

Why Do You Need a Roof Inspection?

Roof inspections determine the integrity of your roof and will detect damage caused by heavy winds, hurricanes, extreme rainfall and destructive hail. The inspection also provides estimates on how long it will last and when it will need to be replaced. And if you’re buying a new property, your real estate agent should guide you through this.

  • Purchasing A Property/ Real Estate Investment: Most lenders require that an inspection is completed when you’re purchasing a property. You should do this even if they don’t require it. If you are a prospective buyer, ask when the roof was last replaced and request documentation. You should also inquire about type of roofing issue and any interior damage that may have taken place along with it such as leaks, mold, rotting walls or floorboards, etc.
  • Before Storm Season: Living in Florida means we see a lot of storms! It’s important to be proactive and get routine inspections, so you can rest assured when that next hurricane or heavy rain comes, you’re prepared.
  • After A Storm: Damage from a major storm is very devastating. It’s imperative to get your property inspected after a heavy rain, hail storm, tornado or hurricane and ensure there is no undetected damage. If left unrepaired, this damage can lead to serious structural damage, premature loss, aging, and further leaks in the future. Getting a certified inspection after any major storm is extremely important, and can save you tens of thousands of dollars in the future as a homeowner, and hundreds of thousands of dollars if you own commercial real estate.

Rain Rain Go Away… Can You Repair My Roof During Rainy Season?

Yes, we can! Our Roofing Experts at VCGFL specialize in emergency roofing, dry-ins, tarping, shrink wrap, and even provide longer term “temporary” roofs with elastomeric coating. We select the right option for your unique project to protect your property throughout the repair process. Some of our clients who have storm damage may need to wait for an insurance claim specialist, property inspector and/or a public adjuster just to get the ball rolling on their repair process. Residential projects can take anywhere from 3-6 months on average, and large-scale commercial projects can take up to 2 years. It can be a long, stressful process. Unfortunately, as a licensed general contractor, we cannot always speed that process up. We often find that in our heavy rainy season, it’s important to have a durable, temporary roof to prevent future damage and protect your property from the elements. A small leak in rainy season can propel quickly into a large water loss claim causing further deterioration, premature aging, weakened roofing structures and exteriors that will be even more susceptible in the future. It’s a negative domino effect.

“As a construction company based in Florida, we’ve worked numerous storms, tornadoes, and  hurricanes. In the restoration industry, it’s so important to do everything in our power to prevent further leaks after a major storm event and work smarter through the rainy season. We mitigate any potential of additional leaks so our clients can avoid further structural damage and deterioration.” Jason Cameron, Disaster Restoration Specialist, Venture Construction Group of Florida

This is an essential tool in construction and restoration to provide footage of your roof and structural elements. Our jobsites are monitored with Matterport 3D cameras that record a full-scale 360-degree three-dimensional view. We also monitor our jobsites 24/7 with EarthCam webcam services and 4G LTE TrueLook cameras that provide high definition security and project time-lapsing video on each and every project in progress.
